2024 Bronxville Market Performance

Friends and Neighbors,

Wishing everyone a year of peace, joy and prosperity. Thanks for stopping by. Read on to get a handle on how Bronxville’s housing market continues to perform —

Despite rising interest rates in 2024, the Bronxville housing market has held strong.

The median price of homes sold in 2024 of single family homes is $2,800,000, up 20% since 2020 and 9% versus 2023. This is in line with the home price increases across Westchester which also increased 9% versus 2023.

Inventory continues to be low, resulting in fewer Bronxville single family home and townhouse transactions every year since 2022. The average price per square foot of single family homes is at a high of $752 in 2024, increasing steadily since 2020’s $581/sq.ft.

Median price of townhouses sold in Bronxville is $1,360,000, a slight decline from 2023’s historic peak of $1,415,000.

Bronxville coops have had a particularly good year.

2024 median price of coops sold was $687,000, up an incredible 50% since 2023 and upturning a post Covid softening in coop sales prices. Buyers seem to have gone back to normal in their attitudes about the benefits of coop living and 44 coops were sold in Bronxville in 2024, up 16% vs. 2023.

The Bronxville PO/Yonkers market has experienced rapid growth

Over the last five years, the median sales price of single family homes in the Bronxville PO/Yonkers increased 64% since 2019 and 9% versus last year. Price per square foot has also been increasing steadily.

As a seller or a buyer, it’s important to keep in mind that statistics do not necessarily tell the full story.

Each individual home is different and how quickly a home sells and at what price depends on the location, floor plan, condition, presentation, pricing strategy and marketing programs.

No matter the price point, it goes without saying that buyers will compare your home to other homes on the market within the same budget bracket.

They will move forward on your home if they see the additional value of your home compared to what else is out there.

Although different buyers are as unique as the homes they buy, and my mission is to find that perfect fit between a unique home and unique buyer, there are common traits that most buyers love.

I can help you break that down so that when you’re ready to list your home, it looks its best, appeals to the greatest number of buyers, and you and your family benefit from a successful, seamless sale – at a great price.

Here’s to making 2025 the year you get that much closer to your goals.

All my best,

Val
