The Bronxville single-family home market has demonstrated a steady increase of 8.6% with the median sale price growing from $2,600,000 to an impressive $2,822,500 first quarter year over year (4/1/24 - 3/31/25 vs. 4/1/23 - 3/31/24, see footnote).
The average price per square foot rose 2.7% from $731 to $751, suggesting a continued strong demand for homes in our village. The median number of days on the market remains low at 23 vs. 25 days in Q1 2024, reflecting a still competitive landscape for buyers.
Bronxville’s vibrant village and unbeatable commute remain a huge draw to professionals moving to the area and homes that are well priced and prepared for market have continued to draw multiple offers in the first quarter.
Townhouses: Maintaining Stability
The townhouse market within the village of Bronxville remains stable after strong growth in previous years. The median sales price held steady at $1,400,000, only slightly down from $1,405,000, while the average price per square foot reduced 4.2% from $780 to $747.
Although the number of days on the market increased from 14 to 46, this trend reflects the inclusion of some townhouses sold that needed significant maintenance, rather than a drop in demand.
Bronxille PO/Yonkers : Strong Continued Growth
The Bronxville PO Yonkers School District is seeing positive trends, with the median price of homes sold climbing 6.5% from $1,080,000 to $1,150,000 year-over-year. Average price per square foot increased from $430 to $463.
The median number of days on market was relatively stable, indicating the continued strength of this beloved community, which often draws families moving to our area from the city as well as empty nesters downsizing from the Bronxville village.
